Where Should You Live Near Eglin AFB? Complete PCS & Relocation Guide

If you're PCSing to Eglin Air Force Base and trying to decide where to live, you'll quickly discover that Northwest Florida gives you a lot of choices.

You could live close to Eglin in Niceville or Shalimar, choose a central location around Fort Walton Beach, head north toward Crestview for more house and land, consider Freeport for additional space and access toward Walton County, move west toward Navarre, or decide that if you're moving to Florida, you want to embrace the coastal lifestyle around Destin.

So what are the best places to live near Eglin AFB?

There isn't one universal answer.

The better question is:

Where is the best place for you and your family to live near Eglin AFB?

That's a very different conversation.

Your duty location, work schedule, budget, family needs, desired property size, tolerance for traffic, interest in the beach, spouse's employment, long-term plans and even whether you own a boat or RV can completely change where I would recommend beginning your search.

Let's break down the areas I believe buyers relocating to Eglin AFB should seriously consider and, more importantly, the tradeoffs between them.

First, Understand How Big Eglin AFB Really Is

One of the first mistakes someone relocating to Eglin can make is looking at a map and assuming mileage tells the entire story.

It doesn't.

Eglin Air Force Base covers an enormous area of Northwest Florida. Your actual commute depends on where you're assigned, which gate you'll use, your work schedule, bridges, tourist traffic, construction and normal military commuting patterns.

That's why I wouldn't choose a home simply because Google says it's 18 miles from work.

Before purchasing, we need to look at your actual daily routine.

I also recommend testing important commute routes during the times you'd normally be driving them whenever possible.

Twenty miles at the wrong time of day can feel considerably different than twenty miles on an empty road.

And that's where our first major decision begins.

Niceville: Is Convenience Worth Paying More For?

For many people PCSing to Eglin AFB, Niceville, Florida is one of the first communities they consider.

There's a reason.

Niceville sits immediately north of Choctawhatchee Bay and provides convenient access to Eglin while maintaining a largely residential atmosphere.

For someone whose number-one priority is keeping the commute manageable, Niceville deserves to be near the top of the list.

What Kind of Homes Will You Find in Niceville?

Niceville offers a mixture of established neighborhoods, older ranch-style homes, renovated properties, newer construction and higher-end communities.

Bluewater Bay is another area buyers frequently consider when looking around Niceville.

The tradeoff is purchasing power.

Depending on the market and property, the same budget may buy substantially more house or land farther north around Crestview.

So the question becomes:

How much are you willing to pay for convenience?

For one family, reducing the commute might be worth sacrificing 500 square feet and a larger yard.

For another, absolutely not.

Niceville also gives you relatively convenient access south toward Destin through the Mid-Bay Bridge, making it possible to live in a primarily residential community while still having the beaches, restaurants, boating and entertainment of Destin nearby.

Niceville may be your sweet spot if:

You want to stay close to Eglin, prefer an established residential community, want convenient access to Destin and don't necessarily need acreage or the maximum amount of house for your budget.

Crestview: More House and Land for Your Money

If you head north from Eglin, the equation changes considerably.

Crestview deserves much more consideration than simply calling it an "affordable alternative."

For many military households, the reason to choose Crestview is straightforward:

Your housing dollar can potentially go further.

Depending on your budget and current inventory, that can mean a larger home, larger yard, newer construction, additional garage space or even acreage.

North Crestview vs. South Crestview Matters

This is something buyers relocating from outside Northwest Florida may not realize.

Crestview shouldn't necessarily be treated as one giant search area.

Where you live within Crestview can significantly affect your commute and lifestyle.

South Crestview provides quicker access toward Eglin, while areas north of town can provide more opportunities for larger properties, acreage and a more rural environment.

If your dream includes a workshop, RV, boat, dirt bikes, garden, animals or simply some distance between you and your neighbors, expanding the search north can uncover properties that would be difficult or considerably more expensive closer to the coast.

What About the Crestview-to-Eglin Commute?

This is the tradeoff.

Traffic traveling south toward the military installations can become congested during peak commuting hours.

For someone working a traditional schedule on Eglin, that's something we need to discuss before deciding Crestview is right for you.

Northwest Florida is also experiencing significant infrastructure improvements that are changing transportation patterns around Crestview, but I would never tell a buyer to ignore the commute because a road project exists.

Drive it.

Understand it.

Then decide whether the additional property you can potentially purchase is worth the additional time in the vehicle.

Crestview also sits farther inland and at higher elevations than many coastal communities. Flood risk, drainage, insurance and property-specific conditions still need to be evaluated individually, but moving inland changes some of the considerations associated with owning property directly along the Gulf of America.

Crestview may be your sweet spot if:

You prioritize house, land, affordability and space over having the shortest possible commute to Eglin.

Fort Walton Beach: A Strategic Middle Ground

Fort Walton Beach is interesting because it can provide a balance between military access and coastal living.

Unlike Destin, which has a substantial tourism and vacation-property component, Fort Walton Beach feels much more like an established year-round community.

You'll find restaurants, shopping, medical services, local businesses, established neighborhoods and relatively easy access to the water.

And geographically, you're positioned close to both Eglin AFB and Hurlburt Field.

Why Fort Walton Beach Can Work for Dual-Career Households

Suppose you're stationed at Eglin but your spouse works near Hurlburt Field or elsewhere around Fort Walton Beach.

Suddenly, minimizing only your commute doesn't necessarily make sense.

You're trying to optimize two commutes.

That's where Fort Walton Beach can become strategically interesting.

Housing is diverse, with older established neighborhoods, renovated homes, townhomes, condos and waterfront opportunities.

Because much of the housing stock is older than you'll find in some of Northwest Florida's newer subdivisions, property condition becomes particularly important.

Roof age, HVAC, electrical systems, plumbing, windows, drainage and previous renovations deserve attention.

That's also where my construction background becomes useful during the home search.

Fort Walton Beach may be your sweet spot if:

You want a central location, need access to both Eglin and Hurlburt, want to be closer to the beach and prefer a year-round community over a heavily tourism-driven location.

Shalimar: Close to Eglin Without the Destin Environment

Shalimar is smaller than the other communities on this list, but that shouldn't be confused with being less important.

Its location is one of its strongest advantages.

Shalimar sits close to Eglin and Fort Walton Beach, giving residents convenient access to the military community, shopping, restaurants and the water.

You'll find established residential neighborhoods and mature properties rather than endless rows of brand-new subdivisions.

For someone who wants proximity to Eglin but doesn't necessarily want the tourist environment or price structure associated with Destin, Shalimar can make a lot of sense.

The challenge is inventory.

Because Shalimar is geographically smaller, there simply may not be as many homes available at any given time.

If this becomes one of your preferred areas, we may need to be patient and ready when the right property appears.

Shalimar may be your sweet spot if:

You prioritize a short commute to Eglin, prefer an established residential community and want to remain close to Fort Walton Beach and the water.

Navarre: Beach Lifestyle With an Important Commute Question

Navarre has become extremely popular with military households throughout Northwest Florida.

And it's easy to understand why.

You have residential neighborhoods, newer construction, access to Navarre Beach and the Gulf of America, and a substantial military presence throughout the area.

But if you're assigned specifically to Eglin AFB, there's one question we need to answer:

Where exactly are you working?

Navarre can make considerably more sense for some military assignments than others.

Highway 98 traffic can also become a significant factor, particularly during commuting hours.

This is another location where I strongly recommend evaluating your real-world commute rather than looking at mileage at 10:30 on a Tuesday morning and assuming everything will always be wonderful.

Because traffic has a remarkable ability to destroy that theory.

On the other hand, if living near the Gulf is an important reason you're excited about moving to Northwest Florida, Navarre deserves serious consideration.

Navarre may be your sweet spot if:

Beach access and coastal lifestyle are important, you like the residential character of Navarre and the commute works with your particular military assignment.

Destin: Is the Lifestyle Worth the Tradeoff?

Then there's Destin.

For some military buyers, Destin won't make sense.

For others, it will make perfect sense.

The difference comes down to priorities.

If you're relocating to Florida and thinking:

"If I'm going to live here, I want to be near the beach."

Then we should probably talk about Destin.

Living in Destin gives you immediate access to the lifestyle people travel across the country to experience.

Beaches.

Boating.

Fishing.

Restaurants.

Destin Harbor.

Shopping.

Entertainment.

Sunsets over the Gulf of America.

And the ability to enjoy those things on a Tuesday evening instead of waiting for vacation.

What Do You Give Up?

Purchasing power can be different from communities farther inland.

Depending on your price range, you may be comparing a condo or smaller coastal property in Destin against a much larger home in Crestview.

Tourist traffic is another consideration.

Seasonal traffic patterns can affect your commute and daily routine.

Insurance, flood exposure and coastal maintenance also become increasingly important depending on the specific property.

But proximity to Niceville and Eglin through the Mid-Bay Bridge makes Destin worth evaluating for buyers who genuinely value the coastal lifestyle.

You'll also find very different housing options within Destin itself, from condos and townhomes to neighborhoods around Crystal Beach, established single-family communities, gated developments and luxury waterfront properties.

Destin may be your sweet spot if:

You're willing to trade some purchasing power and commute predictability for beaches, boating, restaurants and the Northwest Florida coastal lifestyle.

Freeport: An Alternative Eglin Buyers Shouldn't Automatically Ignore

Freeport isn't always the first community someone searches when receiving orders to Eglin AFB.

But for certain buyers, it deserves consideration.

Freeport sits north of Choctawhatchee Bay in Walton County and provides access toward Niceville through the Highway 20 corridor while remaining relatively close to South Walton and 30A.

The area has experienced significant residential growth, with newer communities and opportunities for buyers looking for additional space outside the coastal markets.

The commute won't work equally well for every Eglin assignment.

That's why we evaluate it rather than automatically including or excluding it.

For someone who likes newer construction, wants additional space and values access to both the bay and South Walton, Freeport can become an interesting alternative.

Freeport may be your sweet spot if:

You want newer housing options, additional space, a quieter environment and access toward both Niceville and Walton County while being willing to evaluate the Eglin commute carefully.

So Where Should You Actually Live Near Eglin AFB?

Here's how I would begin narrowing it down.

If minimizing your commute is the priority:
Start around Niceville, Shalimar and portions of Fort Walton Beach.

If getting more house and land matters most:
Take a serious look at Crestview and surrounding areas.

If one person works at Eglin and another near Hurlburt:
Fort Walton Beach can become particularly strategic.

If beach access is one of the reasons you're moving to Florida:
Destin and Navarre deserve consideration.

If you want newer construction but don't necessarily need to live directly on the coast:
Crestview and Freeport may offer opportunities.

If you need acreage, a workshop, RV or boat storage, or simply want more elbow room:
Your search will probably move inland, particularly toward Crestview and surrounding areas.

None of these answers is automatically right.

That's the point.

The Best Way to Find Your Sweet Spot Near Eglin AFB

Before we start scheduling showings, one of the best things we can do is meet directly over Zoom for a buyer consultation.

Especially if you're PCSing from another state or another country.

This isn't a sales presentation where I'm going to tell you which community you should live in.

It's a conversation designed to help you discover that for yourself.

I'll walk you through a series of questions about what's important to you and your family.

  • Your spouse's employment or commute
  • Your comfortable purchase price
  • VA financing if applicable
  • Desired monthly payment

  • Neighborhood versus acreage

  • RV or boat storage
  • Beach access
  • Shopping and restaurants
  • Schools if they're important to your household
  • Traffic tolerance
  • Maintenance expectations
  • How long you expect to own the property
  • Potential resale or rental considerations after another PCS

Then we start putting the pieces together.

Maybe you originally thought you wanted Destin but discover that Niceville gives your family a better balance.

Maybe Niceville was your first choice, but you realize what your budget could purchase in Crestview makes the additional commute worthwhile.

Maybe you assumed Crestview was too far away until we identify a particular area that works with your schedule.

Or maybe you decide that being able to walk along the Gulf after work is worth sacrificing square footage.

There's no correct answer.

There's your answer.

By the end of our conversation, we can usually begin identifying a few geographic sweet spots rather than randomly searching homes across half of Northwest Florida.

Then we build your property search around those areas.

That's considerably more efficient than finding a beautiful house online and trying to convince yourself afterward that the location works.

Buying a Home Near Eglin AFB From Another State or Country

Military buyers don't always have the luxury of being physically present for every step of a home purchase.

I've represented military clients purchasing homes while stationed thousands of miles away, including overseas.

That changes what you should expect from your real estate agent.

When necessary, I can help you tour properties remotely, provide video walkthroughs, attend inspections, communicate with inspectors and contractors, and give you additional eyes on the property when you can't physically be here.

And that's where another part of my background becomes important.

25 Years of Construction Knowledge Changes How I Look at a House

I've spent approximately 25 years around construction and property, in addition to my real estate experience.

I've also completed extensive property rehabilitation projects.

That doesn't make me a substitute for a licensed home inspector, engineer, contractor, insurance professional or other specialist.

But it does change what I notice when we're evaluating a property.

I'm looking beyond countertops and paint.

I'm paying attention to:

Roof condition.

HVAC.

Electrical.

Plumbing.

Drainage.

Windows.

Soffits.

Exterior condition.

Deferred maintenance.

Previous repairs.

Potential future expenses.

And whether what I'm seeing makes sense for the price you're being asked to pay.

That becomes especially important when you're buying remotely and relying on someone else to physically walk through the property.

Using a VA Loan to Buy Near Eglin AFB

For eligible military buyers and veterans, VA financing can be an extremely useful home-buying tool.

But we still need to look beyond the purchase price.

Property condition, appraisal requirements, homeowners insurance, flood insurance where applicable, taxes, HOA expenses and potential repairs can all affect the true cost of owning the property.

A $400,000 home isn't automatically a better value than a $425,000 home.

If the cheaper property needs a roof, HVAC system and extensive deferred maintenance, the equation changes quickly.

That's why I want my clients evaluating the property and the numbers, not just the asking price.

Should You Buy or Rent When PCSing to Eglin?

Buying isn't automatically the right answer.

Neither is renting.

Before purchasing, consider:

  • How long you expect to remain in Northwest Florida
  • Current interest rates
  • VA financing options
  • Purchase and closing costs
  • Property taxes
  • Homeowners insurance
  • Flood insurance where applicable
  • HOA expenses
  • Maintenance
  • Potential resale
  • Potential future rental use
  • Your next likely PCS

Then run the numbers.

I would rather help someone determine that buying doesn't make sense for their situation than push them into a house simply because they're qualified for one.

A successful purchase should still make sense after the excitement of moving to Florida wears off.

What Are the Best Places to Live Near Eglin AFB?

For most relocating buyers, I would begin the conversation with Niceville, Crestview, Fort Walton Beach, Shalimar, Navarre, Destin and Freeport.

But I wouldn't stop there.

Northwest Florida contains dozens of neighborhoods and smaller geographic pockets within these communities that can completely change the equation.

That's why the goal isn't finding the universally "best city."

It's finding your sweet spot.

The place where your commute, housing budget, property requirements and lifestyle intersect.

And once we've identified that area, finding the right home becomes considerably easier.
